We often get asked which backyard updates will actually add value to your home. If you're thinking of making some updates to your yard this year, consider one of these projects!

1. Outdoor Fire Pit

Building a built-in fire pit could definitely appeal to buyers down the road when it comes time to sell. Even more important, think of all the amazing memories you'll be able to create sitting around the fire roasting marshmallows this summer.

2. Extend Your Patio

I don't think we've ever heard a client say, "I wish it had less patio space." Many homes come with small patio spaces, but you may want to extend it to give yourself some extra space for an outdoor living area, dining area, or play space.

3. Install an Outdoor Kitchen

While this is definitely one of the larger investments you'll find on our list, it's definitely a selling point for buyers. Here in Texas, summer barbecues are big. And being able to cook and serve in your outdoor kitchen is a big positive. Maybe it's just a built-in grill with a sink. Or maybe you want to install a full-on kitchen. The choices are endless!

4. Update Your Landscaping

There are so many fun things you can do with your landscaping in your backyard. Plant a butterfly garden. Plant a fruit tree. Plan a vegetable garden. Add as much color and personality as you want to make it reflect your personality.

5. Installing Turf

Turf is gaining major ground here in DFW lately (pun intended). Many people are opting to get rid of their backyard grass and install the low-maintenance artificial option instead. It eliminates bugs, lowers your water bill, and is easier for kids to play on. And there are many options that work for those of you who have pets!
